How it is worked out

Gross yield is a year of rent divided by the price you paid. It is the number in most listings, and it flatters the property because it ignores everything that comes out of the rent.

Net yield takes off the running costs and the weeks the place sits empty between tenants. That is the figure to compare against other places your money could go.

This is a quick check, not financial advice. Mortgage costs, tax and changes in property value all change the real return.
